Home Selling: I need help to sell my house fast

I need help to sell my house fast. It has been listed 6 months with no real action. I was wondering what options I have?

I am looking to build a home, but cannot afford 2 mortgages. My current listing is almost over and I am hesitant to sign again with the same realtor because I feel that they haven't really done much to "try to sell" the home. I have lowered the price and do not need to make one cent on my home, I just need to sell to be closer to work in the end. Any help or suggestions is appreciated.

Most homeowners have been decieved, as you have, that 'trying to sell your home' involves being on all the aggregate real estate sites on the internet. Please confirm if that is your expectation.


There are many issues that influence the ability to sell a home.


ALL of the issues can be compenstated for by price. I am not an advocate of the single dimension sell startegy of 'REDUCE THE PRICE' but I and acutely aware of the effect pricing has on the outcome.

Eight showing in six months tells the ENTIRE story. No amount of marketing. no amount of any kiind willl overcome a houise priced 15% above the buyers value bracket. The resulst is ALWAYS. silence. eight showing in six months is SILENCE.


Be aware, there are STRATEGIES that can sell an overpriced home or even get a very specific credit challenged buyer into your home or even get one in at 40% of list price. and you don't reduce the price! Such strategies require a full buy in of the owner. You are not focused on the outcome but on the cost. I would not present to you such strategies because you are not completely on board with the mission, the mission, as you stated is the real purpose for building a new home.


Now. please elaborate regarding your 'try to sell' expectation.
