A picture is worth more than a thousand words if you’re trying to figure out the best time to sell a house here in Phoenix. The above chart is monthly sales data that is pulled directly from the Arizona Regional Multiple Listing Service. There is a clear indication that the best time to sell a house is typically between the months of March and July. The reason being is that there is much more home buying activity during those months.

I have talked with many homeowners over the years about this subject and I find it interesting that so many people initially think that Fall and Winter would be the best time. I mean, it makes sense really to think that way. We have the most beautiful weather in the country during the months of November through February. That’s why we live here, right?


Why is spring and summer the best time to sell a house in Phoenix?


For many people, it’s hard to believe at first that spring and summer is the best time of year to sell a home. And that’s because they know Arizona weather! It can get a little toasty here, especially in the summer. With temperatures consistently hitting triple digits, most people tend to stay indoors as much as they can, when they can.

Weather aside, Arizona residents (and would be residents) probably have fairly similar considerations when thinking about the timing of a home purchase.



  1. Parents typically want to move in prior to the start of a new school year.

  2. Summer is when many people have time off for vacation.

  3. Would be winter residents need to find and secure their home prior to winter. Spring and summer purchases tend to give winter residents enough time to prepare for their Arizona wintering.



You can sell your home when the timing is right for you.


With all of that being said, there’s still some very healthy buying activity through the months of July to September and a nice little spike in December. So, you can definitely still sell your home during the off peak months. You will just have to plan for longer market times (more days on the market), as there are fewer and fewer buyers, the closer we get to the end of the year.
