Fayetteville, AR Real Estate Insights

Fayetteville, Arkansas, just 16 miles east of the Ozark National Forest, is home to 65,012 residents. Even residents who weren't born and raised in Fayetteville typically become fans of the Razorbacks, the athletic teams - notably southeastern conference Division I football - representing the University of Arkansas. Being located in the center of the city, the University is heavily ingrained into the city's culture. Although Fayetteville does have a college town vibe, locals benefit from alternative entertainment and fun including Southern barbeques, live music and festivals throughout the year. Dickson Street is arguably the liveliest section of the city, with historic buildings, bars, restaurants and retail.

Fayetteville was named a top 3 place to live in 2016 by US News World and Report due to affordability, desirability, a strong job market and high quality of life. In 2014, the average list price in Fayetteville was $273,873, but grew 11.31 percent to reach $304,844 last year. At the same time, inventory dropped 26.58 percent, tightening the market for buyers significantly. The number of homes on the market declined from 587 to 431 listings year-over-year.
