When is the Best Time to List and Sell Your Home in Coralville?
When is the best time to list a home or condo for sale in the Iowa City area? I recently wrote an article answering this question for Iowa City sellers. Today I’m following up by looking at Coralville.
First of all let me say that the best time to list your house or condo in Coralville is when you’re ready to sell it. Houses sell all year round as you can see in the chart below. In fact in Coralville home sales were very strong at the end of last year. That doesn’t change the fact that in the Iowa City area, the largest number of homes sell in the summer months. In Iowa City almost 50% of homes sold in May, June and July last year. In Coralville it was 46%.

One of the big requirements when you’re listing your home for sale is to know that there will be potential buyers in the market for a home like yours. The chance is good that there will be a buyer out there any time of the year, but never better than when buyers are out in force and that just happens to be in the spring time.

The Best Time to List & Sell Your Home in Coralville
When you list your house, if you figure on the average time between accepted offer and closing is 45 to 60 days, then your best course of action is to have your house in Coralville on the market by March 1st for a closing in the spring and summer months. I’d say that applies for any year as I’ve been following the Coralville and Iowa City real estate market for 8 years now and the trend is always for higher sales in spring and summer. This year sooner would be better. At least from a buyer’s perspective. There have been plenty of buyers out and about all through fall and winter in Coralville and they are quickly running out of options, especially in the lower and mid price ranges – Right now it’s slim pickings when buyers click the link for new listings. (Check it yourself. At the time of writing this post there is ONE new listing in that link!)
To sum up. Houses sell all year round, but if you’re looking for a slam dunk affair, where you have all the right ingredients for a quick sale, then listing early in the year for a spring or summer sale is your best bet. Just remember though, houses sell all year round. Choosing a Realtor who understands the market and knows how to market a home in any season will get your home in Coralville sold any time you need to sell it!
