When is the best time to sell a house in Arizona?


Probably one of the most frequently asked questions I receive from sellers contemplating selling their homes is “when is the best time to sell a house in Arizona?” The flippant answer would be “um…yesterday”.

But let’s contemplate this as we roll into the upcoming holiday season…which I might add seems to come earlier every year. Truly a contradiction to my senses as I stroll the Halloween candy aisle basking in the glow of decorated Christmas trees and the tinkling sound of Christmas carols playing one aisle over….but I digress.


Is there a “better” time to sell a home in Arizona? Well, historically the first 3 months of the year are considered our “high” season. Most folks want to wait to make their real estate decisions until the holidays are over which accounts for the steep rise in new listings right after January 1. But, just because there are more listings…doesn’t mean that’s the best time to sell. Obviously, more listings means more competition for a seller.

April-June is our second most active real estate period. Temps are still moderate and relocation opportunities typically coincide with school summer vacation.


July-September ranks #3 in real estate activity. Why? It’s HOT. Driving from property to property wearing oven mitts isn’t my idea of a good time and the same holds true for most buyers. Sellers typically see a slowing of showings during the heat of our desert summers and it’s no surprise.


Finally the holiday season of October-December. Slowest real estate season of the year. BUT…that doesn’t mean homes don’t sell. There are usually fewer homes on the market during the holidays. So if you have an awesome house to sell, chances are even greater that it will stand high above limited competition.


With our current market however, my answer to the question “When is the best time to sell a house in Arizona” is…”As soon as you can…but only if you have to”. Our prices are still trending downward which means waiting even 3 months to put your home on the market can mean a significant net loss. Now, if you decide to sell your home and it happens to be December 18th…I would suggest waiting till after January 1. Why add the 2 weeks to your total days on market? The dates right around Christmas and the New Year are probably the worst time to try to sell a home…in any part of the country.


Even though our market is leaning heavily towards buyers right now, sellers should not be discouraged. Many of my listings have sold in under a month and my last 3 listings sold in just a few days.


So the real answer to the question is “price it well and it will sell”…anytime of the year.

Is There a “Bad Time” To Sell A House In Tucson?


It’s doubtful! If you ask the local Realtor® board in Tucson, you probably won’t hear that there is a “Bad-Time!” to sell a house in Tucson! When you look at our year round sunny weather, and moderate temperatures, it’s difficult to make the “Buyer’s are snowed in” argument!

Nonetheless, if you are asking yourself “When is the best time to sell a house, particularly in Tucson?” there are a few considerations!


Aside from the traditional arguments of spring vs. winter markets, there is another consideration. Time!

When You Have Time To Prepare


There are times when you have time to prepare for your home to sell. When the home is “too small” because your family has grown, then it clearly is something that you have time to prepare for. Likewise, if your current home is too small, or you possess a “extra” home (i.e. a rental property) then you can pick and choose the time to sell your home.


If this is the case, Tucson is fortunate enough to have two “seasons” for selling property. The traditional Springtime market that so many people are used to (January through May), and then once again when the University of Arizona comes into session in the fall. (Buying season starts in August for property!)


Interest rates have remained at historically low levels for quite some time. It is unknown when they will rise; however I think it is fair to say that they won’t get much lower! As such, when the interest rates start to rise, it’s likely that buyers who have been on the fence about buying will make a decision to buy.


All of these factors can be analyzed by a competent Realtor® who can advise you as to if your home is ready for the open market!


When You Don’t Have Time To Prepare


Sometimes, Fate has other plans.


Unfortunately, there are instances where we must assume the responsibility for the sale of a property due to inheritance or divorce. While a real estate sale isn’t planned around these terrible events, they do occur. When they do, it is impossible to predict the “perfect time.”


Emotions can cloud your judgement, and while selling the home may seem to be the first instinctual thing to do, my advice is to wait. Let your judgement be clear when you are selling your home. Talking to a friend, or a counselor prior to selling your home is always a good idea.


Once you have firmly decided that selling the property is what must be done, then there are a multitude of ways to sell it. Selling it with a Realtor® on the MLS is an option, but for a growing segment of Tucson’s population, they are choosing to sell it directly to an Investing Realtor® like me!


When You Are Out Of Time


Over the 19 years as a Realtor®, Broker and Investor; I’ve learned a few things. Sometimes, a Seller will unfortunately “run out of time” when they are trying to sell their home.


Typically, it is when they are facing a foreclosure, and they received the notice of default. It’s at that moment that the crushing weight of the process hits many of them. It’s terrifying.



When is the best time to sell a house?


Other times, it’s when the Seller is moving out of State, or to a new home. Facing two monthly house payments can get expensive quick! It’s in these times that a homeowner needs an offer fast!


It’s in that moment that your best option is to contact an investing agent such as myself!
