I let it be known upfront that if she did nothing to sell this home in 60 days, I was going to get rid of her, with the "unconditional contract" its in writing already.
We are even putting on a new roof (which ours was not in bad shape at all), now how many sellers would do that, not many at all..
After 1 week of being on the market, she "emailed" not even a phone call, and said we should lower the price by 10 grand! I told her via email. that if that's what she expected, send me a new contract with her commission deduction.
Like you said, there are some good ones out there who do the job they are hired for, then you have the ones like I had the displeasure of hooking up with.
Another lesson in life. I'm getting tired of learning.. :(

I'm sorry , so far my agent has done nothing.
She claims she email "all" her prospective buyers (right from her pc), that's tough work.
The she put it on her website, it sounded like a newbie would write a description.
You could pick out all of her write-ups as they are all worded the same.
So now she sits and waits, as do we.
What work has she done here?? I could and will be doing the same,
Today most agents rely on the internet to do their job, so why should I pay them 6%?
When I sell my home myself, I know what to do, the paperwork will be here but more important, so will my attorney, they doo all the work, not the realtor. I would rather pay them, this way mistakes are not made.
My last house I sold, the realtor was so stupid, she wrote up her commission wrong, didn't realize it till the closing was over. So you see, which ever the gentleman was who said over 100 mistakes can be made if we sell our homes ourselves. don't point fingers. you make them too..
A realtor does nothing to deserve their commissions on the average price home.
They want you to drop the price after a week, funny, they never drop their commissions now do they?
