Most first-time home buyers don’t have 20% of the cost of their home for a down payment.


Government loan guarantee programs, which can offer loans with lower down payments are offered by the Federal Housing Administration (FHA), the Department of Veterans Affairs (VA), and the Department of Agriculture’s Rural Housing Service (RHS). Each program has its own requirements.


In some cases you can get a FHA loan for as little as 3.5% down. There are VA and RHS loans that don’t even require down payments.

The Washington State Housing Finance Commission has programs that can help the first-time home buyer with loans and down payments: Here is how you can access their resources



  1. Attend a Free Homebuyer Education Class — Home buyers can attend a Washington State Housing Finance Commission Sponsored Home Buyer Education Seminar; this 5-hour seminar is a requirement for receiving a loan from the Commission.

  2. Loans Are Available: Look into the House Key Program for first mortgages for first-time home buyers; and, there are Second Mortgage Loans for Down Payment Assistance available through the Commission when using the House Key Program. There are down payment assistance programs for those with disabilities, for teachers, and veterans!

  3. Find a participating lender: Have them meet with a House Key trained loan officer and determine if you qualifies for a mortgage loan according to FHA, VA, Rural Housing Services (RHS), or conventional loan standards.
