Trust me. I know. Coming up with an effective slogan for your apartment community can be one of the most difficult parts of apartment marketing. The problem is not just coming up with a catchy slogan; that task is pretty simple. The real task is creating a catchy slogan that will also entice prospects to LEASE FROM YOU! After all, leasing apartments is the bottom line! All you have to do is keep your slogan simple, relate it to your property and create a desire to live in your community. Of course, you have to do this while convincing yourself that what you come up with doesn't sound stupid.


When you start looking for the perfect set of words that describe your community it seems the world has been laid before you. You have a blank canvas. You can say, well, pretty much anything.

What image do you want your slogan to portray? Do you want it to directly relate to your community's setting? Do you want to create a slogan that makes your property seem better than it really is? (Think about that one for a minute. You've bought goods and services from vendors who used exactly that strategy, so you know it works.)

These are great questions to ask yourself first. Then, start tossing ideas around in your head, bounce some ideas off of a co-worker, and maybe about 4 hours later you will have Googled "apartment marketing slogans" so many times that they all seem the same. . .mostly silly, and none of them apply to your community.


Now's a good time to take a deep breath and step back. Remind yourself that it really isn't that hard to come up with a marketing slogan. In fact, we'll walk you through it. You can breathe now. Ready? WOOOOOSSSAAAWWWW.


We've come up with 4 simple steps to create a slogan that is personal, unique and fits your property well.


1 - KISS - Keep it Short N' Simple. We're renting apartments here, not trying to sell a car based on 100 different options. Something simple and short will certainly do the trick.


2 - Relate The Slogan To Your Property This should be a no-brainer, but you would be amazed if you saw the slogans that I've come across. A community deep in the mountains is not "Where Big City Living Meets Country Charm," and a 70-story building in mid-town Manhattan is not where you can "Escape it All." If you directly relate the slogan to your property and surrounding area, you're eliminating a lot of potentially bad ideas.


3 - Your Amenities Are A Huge Selling Point! If your property has awesome amenities, use them to your advantage. If you're located on a golf course, then go with a golf-related slogan. "At Home on The Green" would be a good one. If your community is surrounded by lakes and nature preserves, a slogan like "Luxury Living Between Peaceful Nature Preserves and 5 Scenic Lakes!" could work really well for you.


4 - BUZZWORDS are essential! Buzzwords are key to every marketing campaign you launch. Of course, you want to capture the audience with a beautiful presentation, but you also need to capture their thought process with words that create a desire to LEASE! Any word can be a buzzword, but what's your community's buzzword? That is the question.


-If your community is income-restricted, words like "Affordable" can mean a lot to a prospect.


-If you're close to everything, then say you are!


-If your best selling feature is your location because you're near excellent shopping, you might try this, "Where Great Living and Shopping Are Only Minutes Apart."


-If one of your selling features is large square footage, then say so with words like "extra-large", or use your actual square footage. "Featuring Up To 1,400 Square Feet Of Luxury Living In Each Apartment Home" works nice. Whatever you do, don't use words like "spacious." Everybody says they are "spacious." Give your square footage meaning!


I hope these 4 simple steps bring you a little closer to the perfect slogan for your property. Just remember, keep it short, keep it relative, feature an amenity if you can and use buzzwords. Let your slogan sell for you!

Making Marketing Phrases Your Own


These are good starting points, but not all of them will be a good fit with your particular company. There also may be times when standard marketing catch phrases just won’t do—especially when your collateral will be placed adjacent to that of other businesses (such as the tourism rack cards at a hotel or a board packed with various flyers). No one wants to be just another voice in a crowd, saying the exact same things as everyone else. Try to be creative and put your own unique spin on these power phrases.


Consider what makes your company stand out and apply these properties to your writing. For example, say your business specializes in pain psychology. “Talk to an expert” is catchy, but it’s fairly generic and could apply to any number of businesses. To make it unique to you, you might specify the type of expert customers can talk to: “Talk to a qualified psychologist.”


Going one step further, you could also tweak the phrase so that it communicates the benefit customers will receive: psychologists will “ease your pain.” If you combine these elements together, you end up with “Let our qualified psychologists ease your pain.” That’s a much more powerful tagline than “talk to an expert.”

Alternatively, consider the ad below for the Bud Phone mobile service, which uses a more general approach but rewords a marketing phrase in a unique way. Rather than simply saying “Pay nothing” or “Get it free,” the advertisement makes a comparison to emphasize the negative consequences of not taking action.



“Pay nothing” and “get it free” are very powerful and catchy sale phrases, but we see them all the time, and many of us have preconceived emotional responses to those words based on our past experiences. For example, I signed up to receive a newsletter from a company at a trade show because of the free prize, but by the time I got it home, it was broken. Because of that experience, I might associate “Get it free” with “Get a piece of junk for free” in my head.


Instead of a call to action, it’s almost like a call to inaction: “Don’t pay.” That sounds much easier to do, doesn’t it? It also implies: “If you pay for this, you’ll be wasting money because you can get it for free.”


It’s a universal concept that any audience can identify with regardless of the product being sold, so in this case, being more general actually works to the company’s advantage. It helps the headline to get past people’s preconceived conditions (their satisfaction with their cell phone service, their anxiety about changing their current service, etc.). Therefore, the word “something” is more impactful and engaging than a more specific term like “cell phone service.”

Catchy sale phrases can help to power up your business writing, but be careful not to use them as a crutch. The best business writing consists of an artful blend of dependable marketing phrases and personal creativity.

If so, there are a few general requirements you should know about, before you start shopping for a home. Here are some of the minimum requirements to buy a house in Washington State.

Minimum Down Payment Requirements


Depending on the type of home loan you are using to buy a house, your down payment might range from 3% to 20% of the purchase price. Borrowers who are eligible for a VA-guaranteed home loan can qualify for 100% financing, which means they don’t have to make a down payment at all. The FHA home loan program, which is popular among first-time buyers, requires a minimum down payment of 3.5%.

These days, many loan programs allow down-payment gifts from family, friends, employers, and other approved donors. So it’s possible to buy a home with funds provided by a third party. This is a great option for borrowers who don’t have a lot of money saved for a down payment.

Credit scores are another key requirement when using a mortgage loan to buy a home in Washington State. Your credit score is a three-digit number that’s computed from the information within your credit reports.

Credit score requirements to buy a home in Washington state vary from one lender to the next. Generally speaking, a credit score in the low 600s or above will put you in a pretty good position to qualify for a home. The higher your score, the better your chances of getting approved for a loan. A higher score also increases your chances of qualifying for a low mortgage rate.


A Successful Home Appraisal


The home appraisal is another important requirement to buy a house in Washington State, when a mortgage loan is being used. Your mortgage lender will want to make sure the house you are purchasing is worth the amount you have agreed to pay for it. So they will call in a licensed home appraiser to determine the current market value of the property.


If the appraiser determines the house is worth at least as much as the purchase price, you shouldn’t have any problems. But if the appraisal “comes in low” — meaning the home appraised for less than the agreed-upon purchase price — you might have to renegotiate with the seller so that your financing can go through.


Most home buyers in Washington State have to pay closing costs, though the amount paid can vary depending on several factors. “Closing costs” is a collective term that describes the various fees and charges you will encounter during the mortgage and home buying process. On average, closing costs range from 2% to 5% of the purchase price.

These are not the only requirements to buy a home in Washington State. But they are some of the most important. Depending on the type of home loan you are using, you might encounter additional requirements that are not mentioned above.
